How it Works

STEP 1: Land Search

We charge £499 to search and find land for you.

(If we cannot find any land for you, we will refund you £499 in full. However, we have never had to refund anyone yet)

STEP 2: Verification

Once we have found your land, we give you the location so you can visit it and decide. When you decide to go ahead!

We then apply to the Government and the Council for confirmation that the land is unregistered and has no record of a title deed holder.

STEP 3: Take Possession

Once we have received those documents, you are ready to take possession of the land.

We then charge £2,500 per acre for land outside the M25 and £10,000 per acre for land inside the M25.

Once paid, we will send you a solicitors pack for your solicitor to sign.

Once signed, you can take possession straight away and become the owner of your land.

The processing time can take approximately 3-6 weeks.

Terms and Conditions

When you make a payment you are agreeing to the following terms:

1) The land we find is mainly woodland or scrubland/woodland. Generally it will have road side access. The land can vary in distance from the post code or search area you give us. It can range from approximately 1 mile to 20 miles away. We can only find land that is available. We cannot find land that is tailor made to your individual needs. The land search can take us approximately 1-7 days.

2) Once we have located and given you the location of the land, the fee of £499 is non refundable. Each payment of £499 is limited to one search. However, if the land turns out to have a phone mast on it, or is adjacent to land that presents a risk (such as power station, illegal travellers camp etc we are happy to do another search again for free.

3) You are responsible for any council search fees. The council search fees are to check if the land is common land, park land or a village green. (The council fees can range from £1 – £299)

​4) On very rare occasions, the Government land registry and local council searches may reveal that although the land is unregistered, someone may still hold the Title Deed to the land. If this happens then any payments you have made are non refundable. However, I will do another search and find you some land again for free.

5) We charge £2,500 for each acre of land outside of the M25 and £10,000 for each acre of land inside the M25. This is payable before I send you your solicitors pack for your solicitor to sign.

​​​Due diligence & limits:

We carry out reasonable checks (e.g., Land Registry index/map searches and relevant local authority enquiries where available) to indicate whether the land appears unregistered and whether there is any evidence of title deeds. These checks have inherent limits and cannot confirm the absence of a competing paper title. Accordingly, while due diligence reduces risk, it does not eliminate it.

​Title challenges & refunds:

Our fee covers the work we do (research, documents, coordination, liason and communication) and is not refundable simply because, on the very rare occasion, a paper title owner later comes forward or challenges possession. We cannot guarantee that a paper title owner will not appear, or that first registration/class of title will be granted. To protect yourself against that risk, you should arrange Defective / Lost-Deeds / Possessory Title insurance in your own name via your solicitor. We cannot help with access roads or utility distances. Most if not all will be without water, gas and electricity and we cannot help or advise with anything to do with planning permission and living on the land. This paragraph does not limit any refund or remedy you may have where we fail to provide our service with reasonable care and skill, or any rights you have under consumer law.
